SELLING YOUR HOME


Selling a home is an exciting and sometimes emotional experience. The reasons for selling vary with each homeowner, but regardless of why you are selling, you need to be very selective when choosing a Realtor. A home is one of the largest financial transactions you’ll ever make, and choosing the right Realtor is critical to the success of the sale. When you are ready to sell you should ask the Realtor the following questions:

 

  • How long has the Realtor been actively selling real estate?
  • Is the Realtor part-time or full-time?
  • What Multiple Listing Board(s) does the Realtor belong to?
  • What designations does the Realtor have?
  • Does the Realtor take ongoing classes to stay current with changes in the industry?
  • How often will the Realtor communicate with Sellers regarding feedback or showings and changes in the market?
  • What is the Realtor’s marketing program and how will it benefit the seller?
  • What responsibilities do you have as the seller?
  • How does the Realtor determine if buyers are qualified and will make it through closing?
  • Will you be kept informed of the marketing efforts of the Realtor?

Market Analysis 
 
  • A good market analysis will be packed with information that will help the seller understand agency duties, responsibilities, and liabilities. It will disclose the realtor's qualifications, help you prepare the home to sell, will show all active and sold properties within the area, and take you from the entire listing period to the closing. It will also help establish a correct listing price, won't attempt to "buy" a listing by giving an inflated price, will be unemotional and realistic, and will analyze many factors such as location and condition.

    Marketing a property is comprised of many steps that require time, money, organization, and ongoing communication with the seller(s). I offer guaranteed representation through Seller agency, full-service throughout the transaction, extensive real estate counseling, and more contract and negotiating experience resulting in more closed sales. The following is a sample of services I provide to my sellers:
     
    • Prepare Comparative Home Analysis and thoroughly review it with the seller(s).
    • Take photos and design attractive flyers for placement inside and outside the property.
    • Develop a pricing strategy.
    • Assist seller in preparing the home to sell by looking at it through the "Buyer's eyes", which can help put you ahead of most of the sellers already on the market.
    • Communicate feedback for each showing as it happens rather than once a week.
    • Ensure that any and all buyers are loan approved prior to submitting the offer.
    • Direct mail campaign.
    • Design professional virtual tours of the property.
    • Place listing on multiple websites, giving maximum internet exposure.
    • Free complete staging advice.
    • Review all title information to determine the status of any encumbrances against the property, and the significance of any easements and property tax liens against the property.
    • Answer all buyer questions about the property.
    • Update marketing program as necessary.
    • Write advertising copy for various media, internet, and Multiple Listing Service.
    • Periodically review the progress of the marketing program with the seller.
    • Assist seller in correcting anything significant revealed in the inspections.
    • Present any and all offers, write counter-offers, and be present at the closing.
       

    All properties listed through the MLS are automatically shown on Realtor.com through the National Association of Realtors. However, I subscribe to the "enhanced" services which showcase all my listings by allowing multiple photos, virtual tours, custom descriptions of the property, my photo and direct contact information.

DESIGNATIONS

Designations show how serious Realtors are about their chosen profession. Each designation has its own educational and even production requirements, and they all require hours of classroom training. Along with other designations, I am proud to say that I’ve achieved the PhD in Realtor designations, the coveted CRS.

 

The Certified Residential Services (CRS) is awarded to only 4% of Realtors nationwide, and represents the highest degree of professionalism and experience in the business. It offers superior educational training with classes conducted nationwide, monthly and annual seminars, and provides a networking system with other CRS Realtors that fosters dedication to providing the best service in the industry.

 

I am also very proud of my Quality Service Designation (QSC). This designation guarantees a higher level of service for both buyers and sellers and is quantified by a questionnaire that is mailed by a private company to the buyers and sellers after closing.

 

SELLER TIPS

 

Before listing a property it is imperative that the Seller and Realtor discuss the condition of the home inside and out. This will require a room by room inspection with your Realtor to determine if changes should be made, which can help put you ahead of most of the sellers already on the market.

**PREPARING THE INSIDE

 

  • Clear all unnecessary objects from the kitchen countertops and refrigerator. Clean the cooktop and oven, and organize the pantry. Wipe all dried food and fingerprints from the cabinets.
  • Rearrange or remove some of the furniture if a room looks too crowded, as too much furniture makes a room look small.
  • Clean out the closets.
  • Paint or do touch-ups if necessary.
  • Clean carpets and/or drapes if necessary.
  • Clean the windows, especially if you have nice views.
  • Replace any windows that have broken seals or have cracked glass.
  • Inspect all the walls, patch and repairs nail holes, and remove pictures and objects if walls are too cluttered.
  • Keep the bathrooms clean and remove all unnecessary items from the countertops, tubs, shower stalls, and commode tops. Organize and group any items that must remain out.
  • Organize the children’s toys and keep them out of the middle of the floor.
  • Clean out and organize all storage areas.
  • Make any known repairs inside and outside the property.
  • Make the house smell nice by using candles, potpourri, plug-in scents, and baking cookies or bread just prior to the showing.
  • Turn on all lights during the showings if possible, especially in the darker areas of the home. Open all window blinds, curtains, and shades. Today’s buyers are looking for homes that are light, bright and open.

**PREPARING THE OUTSIDE

 

First impressions are very important, and the outside of the property is the first thing a buyer sees. Curb appeal is critical to attracting the new homebuyer. How well the outside is maintained will oftentimes tell the condition of the inside of the property.

 

  • Closely evaluate the condition of the paint, stain, or stucco of the house and deck, checking for faded, cracked and peeling paint. Paint and do touchups as necessary.
  • Freshen your landscaping by adding flowers, plants, trees, or shrubs as needed.
  • Pull weeds and prune bushes.
  • Keep plants from blocking the entrance and windows.
  • Remove any dead plants or shrubs.
  • Keep the grass freshly watered and mowed.
  • Clean decks and patios, and organize planters, flower pots, etc.
  • Inspect the roof for any damage and make necessary repairs
  • Clean the gutters of pine needles, leaves, etc.
  • Remove all garbage cans and discard wood scraps and debris lying around the property.
  • Freshen up the entrance by adding a wreath to the door, a nice welcome mat, and colorful potted flowers.

INSPECTIONS

 

After the house goes under contract the buyer will select an Inspector who will do a thorough inspection of the property, so it is unlikely that anything will be missed during this 2-4 hour process. The more diligent the seller is in preparing the property to sell the less likely there will be difficult issues to deal with prior to closing. Remember, inspections can and do at times totally kill a deal.

 

During the inspection period in the contract the buyer can do a number of inspections in addition to the regular home inspection. Some of these include a radon test, well and septic, roof, and water test for bacteria. These tests are normally a buyer expense, but any needed repairs will probably be listed on the Inspection Notice asking the seller to fix the problems.
